So today it becomes officially official and I can't back out or change my mind (IF I have a mind left to change and I do sometimes wonder about my own mind) BUT I'm moving. Same city.
Although I've rattled on about this house and all the work and fixing it up I've opted to buy another house. Will be moving in a couple months.
Has been lots of hard work associated with this place but the new one is so much more AND backs onto protected environmental greenbelt with a marsh towards the end of a dead end street. I can actually see the marsh from the living room window - soooo SOON I'll definitely have bird photos to challenge Grandad's wildlife sanctuary!
Now to sell this one. Shouldn't complain but preparing this place for the Real Estate photographer coming in - UGH - never knew I was this messy or sloppy.

After all that work LLL? I hope your eventual sale price covers all the expenditure you have had getting it into shape. But is this an impulse or was it your intention when you first moved in just a couple of years ago? And will you be closer or further from your family?
Lots of questions after such a short time. What is happening with real estate prices in Canada? In the UK they continue to rise and the national average house price is now over £200,000. In the south east where I am they have gone up about 13% in the last year but of course, to move means you pay more so at our age it is not a viable option.
Good luck with your sale and the new house

Glad it all came to fruition, I was wondering how things were comming along, now just be carefull that the marsh does not have any mozzies
As I always say Grandad, house valuations mean very little unless you are prepared to sell up and live in a tent
I suppose like the rest of you I will have well off kids when I pop my cloggs

This present house I purchased out right from the Bank on a court ordered foreclosure

so price-wise it would only go UP. AND the Scottish side of me has never lost a penny

I was learned well re: $$

This present house was only 4 yrs old so structurally ok. Was in desperate need of cleaning & painting and no landscaping had been done. It is also what I'd call a starter home - ideal for a young family but totally devoid of any character or special features. It is on a somewhat busy through street too - not super busy but during peak work travel hours there is traffic and this says nothing about it also being in mountain goat terrain (rocks that go UP). It always was my plan to sell but I was thinking I'd be here for about 5 yrs however when I saw this place it was the one (and definitely - well 90% sure) it'll be the last. The daughters are already ribbing me that this will NEVER be the last as I have had

a penchant for purchasing and renovating houses. I counter with the fact that in their lives they really only lived in 3 and I counter with they were able to get gainful employment through their university years as house painters!! Won't say WHERE they learned to paint

but always figured it was better than a paper route
I thought about the mosquitoes but but but - an interesting piece of trivia is that the Island doesn't really have mosquitoes. Dunno why cause they're definitely ON the mainland but they're really not at all a problem here. I do have an electric bug zapper I can ZAP 'em with anyway. I have no problem being blood thirsty that way either!
Now to sell this house!
