Am renting a suite today so waiting for the parade of prospective tenants to start...not exactly fun trying to vet future potential people judging them by who WILL pay rent and who will do the least amount of damage.

Here people pay one month when they move in and one extra month for the landlord at the end of their rental. So if they dont pay again on month 2 they are out at the end of that month and the landlord doesnt lose. Some villas you pay 6 months ahead and the maids check for damage. Which is taken out of the ahead rent if you see what I mean .. . . . . .....................

Here you have to be extremely careful as the Gov't here regulates rentals and is entirely IN FAVOUR of tenants.
#1 - I write on the Addendum that tenants are responsible to take the garbage out. Well - they did throw it out the door. "I" was 'at fault' because I never indicated they needed to take it out to the curb!!
#2 - Tenants ironed on the carpet and scorched it. Guess who never wrote into the rental agreement that ironing on the carpet wasn't allowed.
#3 - Tenant was hanging his work clothes on the exterior light fixture. As above - guess who never wrote in the rental agreement don't do that.
#4 - Tenant shoved a sofa in front of baseboard heater, shoved pillows in the side, cranked the heat to high so they could 'relax on a warm sofa' in winter. Never wrote that one up and even when it became a fire hazard 'I' couldn't force them not to do this as the Rental Bureau classed that as their lifestyle and I was supposed to have known this at the time of renting to them.
AND believe it of not I typically only rent to professional type people and I do check references etc. I've found the mature adult Saudi crowd to be great as they're typically very respectful of buildings and don't do damage as our locals have done. I absolutely hate it when I have a vacancy cause it is a gamble as to who you're gonna get. Locals typically come in business suits with excellent references then do all manner of goofy things one they're IN a suite/flat/apartment as they know it is virtually impossible for a landlord to evict.
Got lots more but now my Addendum to the standard Rental Form the gov't issues is up to 5 pages and mega clauses. If you don't have it written down they allowed or able to do it and as a landlord you have no recourse. Wish I could demand 2 months rent in advance but law here forbids it.

A nice bright sunny start to the day and hopefully it will stay that way, I will be meeting up with my daughter around 1 pm as we are taking the doggies for a walk. She has a Spaniel and he is not as well trained as he aught to be so I am hoping to give her and the dog a few lessons. We will go along the Salt Line as it is restricted on each side and as Annie just trotts along doing her own thing I should be able to give her dog more attention. I have a long lead that will allow him to roam a lot further while still under control as I want her to get him to come back to her when he is called as at the moment he will just stand and look stupid when he is called back.

I'm doing a happy dance! I have learned how to use the automatic needle threader on my new machine and actually done some sewing on it!
We are making friends at last, albeit rather warily. To celebrate I made a cream and lemon curd sponge cake; got my stuff together for tomorrow's club meeting and in a little while, I will go and make a chicken curry for dinner. All in all, a nice easy relaxing day.

Excellent, good to see you are getting to grips with the new technology RS and that curry sounds good. As we met up in seperate cars, my daughter brought me a very nice plated up roast lamb dinner with a jar full of gravy all ready to pop into the 'ding box' to re-heat it later for my dinner, saves me cooking.
We had a good result with her dog, he was quite well behaved, but I have never known a dog that ignored his own name so much as he does
I have instructed her to stop saying his name and just to use a stern "wait" as that seems to get a result of sorts from him, we did suceed in having him off the leash for a short while though which is a big plus, I just reckon that Spaniels are a bit dim

Today I'm going to start putting together 3 quilts I'm making the grandkids for Easter. I was making them for their birthdays (end of January and Early March) but that didn't happen so now they'll get them for Easter (I hope). Will have to see how much energy I can muster up.

LLL do your tenants make you rich ??? If not , why do you bother ? Sell the places, take the money and run. Its not like you have to make your way in the world nowadays ? You had retired from work and now you want to deal with these messes - why ?

Me? I say stuff the stress! I cannot figure out how I ever found the time to go to work in the first place and although I enjoyed it when it was essential, I do not miss it now in any way shape or form, good ridance is all I can say.

@MD - I'm actually super competitive too. Not in an overt way but I compete with me. My brain has always said there is nothing much I can't do if I want to. When I went to school I had to get A grades as in 100%. Never cared what anybody else got so long as I knew I got the highest grade available to me.
Today I haven't decided yet what I'm going to do. Big shopping day tomorrow planned with the daughter so today I might go to the lumber yard and see about getting the posts and rails I need for a short fence.

I would tend to agree with you there MD. But the stress of a working environment, in a job that you enjoy, is more of a buzz resulting in satisfaction of achievement. What LLL describes sounds more like a penalty from regulations that she has no control over. Doesn't sound very satisfying to me.Mad Dilys wrote:I miss it. I was hoping to take Annie out today if the weather improves, my older brother is in hospital having some tests after me nagging him for over a week to see a doctor. Seems like he may have some sort of stomach bug such as C. Diff (Clostridium difficile) so they are doing tests and giving him intravenous fluids. It may be a hang over from a similar infection he picked up when in hospital some years ago, who knows. Unfortunately he still smokes and as luck would have it I have been trying to get him to try one of those electronic (vapinig) cigarettes and even went as far as to buy one for him a few days back as I know he would never do so himself, maybe this is a bit of serendipity as he will not be allowed to smoke while in hospital so I will drop off the E-cigarette off and his wife can take it in when she visits today. Knowing him as I do he will find some way or another to have a smoke, so maybe he will find this a better option for a sneaky drag and I can at least get him onto using one of these instead of cigarettes. Not the perfect solution I know, but who knows it may just get him to give up the weed or at least use a somewhat better alternative.

A couple of years ago I stopped for 10months but, foolishly I started again, just recently I tried to stop, I tried the vaper ones but don't like them so I find myself making a packet of 20 stretch to 3 days, over a week I may have 2 - 3 packets...........a lot lighter than I used too but, at least I'm trying to cut back a lot.

I was going to go out with the daughter today for a sushi lunch but she is sick at home along with her husband and the oldest twin so that plan cancelled. Instead I went to a tile store to look at tiles for the bathroom. The ones in there are pretty beat so want to change them out - AND - cause it is pouring hard cold rain I'm now going to sit in my chair for the rest of the day and DO nothing!
Well - I will finish the book I'm reading and might finish quilting the second quilt I'm working on for the twins (but if I do that I then need to finish the one I started for the granddaughter and daughter #1 so ......hmmmm - to procrastinate or not to procrastinate - that is the question today)

The next three days are tied to appointments which restrict any sorties out and about. Mine first, an eye injection this afternoon. Just an injection so no dilation or gunge so I will drive to the hospital.
